Pipe Boot Leaks: A Common, Fixable Source of Ceiling Stains

What a pipe boot is

Every house with plumbing has vertical vent stacks that pass through the roof. The seal around where that pipe meets the shingles is called a pipe boot. Most older pipe boots are a hard plastic base with a rubber collar that wraps the pipe.

The rubber collar is the weak point. It sits in the sun, gets brittle, and eventually cracks. Once it cracks, water runs straight down the pipe and into the attic.

Why pipe boot leaks are so easy to miss

The leak often appears far from the actual source. Water runs down the pipe inside the wall cavity and lands on a ceiling joist or drywall seam several feet away. Homeowners look up at the stain and think the leak is right above it, when in reality the entry point is several feet up-slope.

How long pipe boots last

Most standard rubber-collar boots last ten to fifteen years. If your roof is fifteen years old and you have never replaced the pipe boots, they are on borrowed time. Some newer lifetime boots use a solid metal collar and silicone seal and last the life of the roof.

What a repair looks like

The fix is almost always straightforward. The surrounding shingles are carefully lifted, the old boot removed, and a new lifetime boot flashed into the course. Same-day repair, often under a few hundred dollars.

If you see a ceiling stain after rain, check your attic and follow the moisture back up-slope before assuming the worst. A pipe boot replacement is often the whole fix.
