Before your next roofing estimate
Use this checklist to prepare questions and make the most of your conversation with a roofing contractor.
1. Compare the full scope
Ask each contractor to explain the materials, flashing, ventilation, cleanup, and work included in the written estimate. Compare the same scope across quotes.
2. Record warning signs
Take photos from a safe location of ceiling stains, missing shingles, or loose gutters. Note when a leak appears and share this with your estimator.
3. Arrange an assessment
Ask for an inspection when you notice damage. A contractor can explain whether a targeted repair or replacement is appropriate for the conditions.
4. Read warranty terms
Ask who provides each warranty, what is covered, what is excluded, and what documentation you should keep.
5. Plan maintenance
Ask your contractor about appropriate inspection and gutter maintenance for your property. Stay on the ground when checking visible roof conditions.
