Emergency Leak Repair on a Split-Level Home

Project Overview

Homeowner called after spotting a spreading ceiling stain in the upstairs hallway during a heavy March rain. Traced the leak to a failed pipe boot on the rear slope and repaired the surrounding field within the same visit.

Analysis

The rubber collar on the plumbing vent boot had cracked from UV exposure after roughly twelve years. Surrounding shingles had minor lift along the nail line but were otherwise sound. The decking showed a small dark ring of moisture around the vent but no rot.

Process

Inspection and moisture mapping in attic; tarp placement on approach; controlled shingle lift; full boot removal; dry-in of exposed area; new boot installation; shingle re-weave and sealing; interior re-inspection with thermal reading.

Outcome

Leak stopped on first storm after repair. Homeowner confirmed no further moisture in hallway ceiling after two follow-up rain events. Drywall stain referred to a painter for touch-up.

Lifetime-grade pipe boot with aluminum base and EPDM collar, GAF Timberline HDZ replacement shingles (weathered wood), ice-and-water shield patch, roofing sealant, stainless ring-shank nails.

Methods & Techniques

Shingles above and around the vent were carefully lifted to expose the failed boot. The old boot was removed, the deck wiped clean, and an ice-and-water membrane patch installed as a secondary barrier. A new lifetime boot was set, flashed into the course, and shingles re-seated and nailed.
