Low-Slope EPDM Membrane Replacement Over Rear Addition
Project Overview
Replaced a failing EPDM rubber roof over a rear family room addition on a two-story home in Totowa. Existing membrane was 20+ years old with multiple failed patches near the wall transition.
Analysis
The old EPDM had shrunk pulling away from the perimeter termination bar. Several seams had delaminated and two patches were applied over previous leaks. Insulation underneath was dry except for a 3x4 foot wet area near the wall transition.
Process
Single-day installation once material was on site. Early arrival, tear-off before noon, membrane down and sealed by end of day.
Outcome
Clean watertight surface with proper slope to drain. Homeowner has a 20-year manufacturer warranty and no recurring leaks through the fall rainy season.

Materials Used
Carlisle 0.060 inch EPDM fully adhered membrane, new polyiso insulation for the wet section, termination bar with sealant, bonding adhesive, seam tape and primer, walk pads at roof access.
Methods & Techniques
Full tear-off of old EPDM and saturated insulation. Replaced wet polyiso. Swept and primed deck, rolled fully adhered EPDM with full adhesive application, properly lapped seams with primer and 6 inch seam tape, terminated at walls with new bar and sealant.
