Full Asphalt Shingle Replacement on a Two-Story Colonial

Project Overview

Complete tear-off and reroof on a 1990s colonial in Clifton after the owners noticed granule loss in the gutters and a small leak above the second-floor bathroom. Roof was approximately 22 years old and past its useful life.

Analysis

On inspection we found heavy granule erosion across the south-facing slopes, several cracked shingles near the valleys, and aging step flashing at the chimney. Decking was solid with the exception of two soft sheets near the rear valley.

Process

Day 1 tear-off and deck inspection. Day 2 underlayment, flashing, and first two slopes shingled. Day 3 remaining slopes, ridge vent, cleanup, and magnetic sweep of property.

Outcome

Roof passed final inspection with a clean attic airflow test. Homeowners received a transferable 50-year GAF System Plus warranty and immediate improvement in attic temperature regulation.

Materials Used

GAF Timberline HDZ architectural shingles in Charcoal, GAF FeltBuster synthetic underlayment, GAF WeatherWatch ice & water at eaves and valleys, new aluminum drip edge, new step and counter flashing, Cobra ridge vent.

Methods & Techniques

Full tear-off to decking. Replaced two 4x8 sheets of damaged OSB. Installed ice & water shield along eaves, valleys, and around all penetrations. Synthetic underlayment across the field. New step flashing woven into the chimney, fresh counter flashing cut into brick.
