Pipe Boot and Skylight Flashing Replacement

Project Overview

Replaced four deteriorated plumbing vent boots and reflashed an aging skylight on a 2000s colonial in Woodland Park. Homeowner had noticed a slow drip near the upstairs hallway after each storm.

Analysis

All four rubber pipe boots were cracked from UV exposure, which is the original leak source. The 20-year-old skylight curb flashing had corroded at the lower apron where water runs off.

Process

One-day project. Boots replaced in the morning, skylight flashing completed in the afternoon.

Outcome

All leak sources addressed. Homeowner tested with a garden hose soak after completion and no interior moisture appeared.

Materials Used

Four new Oatey lead-top pipe boots, new aluminum skylight flashing kit, ice & water shield around skylight curb, matching shingles, roofing cement.

Methods & Techniques

Replaced each pipe boot by removing surrounding shingles, sliding new boot into place, and sealing with roofing cement. For the skylight, removed shingles along all four sides, stripped old flashing, installed ice & water shield, then new step and apron flashing, and reshingled.
