
Common Roof Leak Locations and Why They Fail
In 20 years of tracing roof leaks, the same few spots come up over and over. Knowing where roofs tend to leak helps homeowners diagnose problems faster and prioritize inspections where they matter most.
Pipe Vent Boots
By a wide margin, the most common leak source. Rubber pipe boots crack from UV exposure in 8 to 12 years, long before the rest of the roof is due. The crack is often small and straight along the top of the boot where the sun hits hardest. Replacing them during routine maintenance is cheap and heads off a very common leak.
Chimney Flashing
Most chimney leaks aren't from the chimney itself but from the flashing where the chimney meets the roof. Step flashing corrodes, counter flashing pulls out of the mortar, and the mortar itself can crack. Add an undersized cricket on a wide chimney and water ponds against the brick.
Skylight Curbs
Skylights are well-engineered but the flashing kit is a failure point. Aluminum apron flashing corrodes at the lower edge where it takes the most water. Older skylight seals eventually fail along the glazing itself. A leak that only appears during wind-driven rain is often a skylight.
Valleys
Valleys concentrate water from two slopes into a single channel. That concentrated flow finds any weak spot in the valley material or nailing. Older metal valleys corrode through. Closed-cut valleys without ice & water shield beneath them leak at shingle edges.
Wall Transitions
Where a roof meets a wall, step flashing and kickout flashing have to direct water into the gutter. Missing kickout flashing is a top-3 leak source that many builders skip. Water runs down the wall behind the siding instead of being diverted outward.
Ridge Caps
Ridge caps take direct wind and weather. In severe storms they lift before field shingles do. Exposed nails under lifted ridge caps are quick leak paths into the attic.
The Rule of Inspection
Any roof inspection that doesn't specifically check these six locations isn't thorough. When a leak appears, walk through this list in your head before assuming the worst.
